Just splurge and go for new.

oooh, I totally feel you, old homes have their charm, yet they also have their creaky old joints, squeaks, ventilation issues, and their inner workings fail just as often as great grans parts do...

our temporary living quarters, our 'rents house, is an old codger {rather biddy, as she is pink and cream and a victorian} She turned 102 years old this year.

The plumbing too, heaven forbid, is due for a new system, and I'd rather not see some of the wear and tear the years have done to it...
